Letting your property - Doing it yourselfThe private rented sector is now governed by over 50 Acts of Parliament. This increasingly heavy regulatory burden, is putting off potential landlords from letting out their properties. Some will also remember the days when rents were controlled by outside bodies, and when landlords could not get their properties back. Things have changed. You can now let your house using an Assured Shorthold Tenancy which means that you have an absolute right to regain your property after an initial 6 month period, and you can charge a market rent. Letting and managing your property yourself is likely to provide you with the greatest income, but there are still pitfalls that you need to avoid and this is probably the highest risk strategy.
